Before: a phone video. After: a finished Reel.

Realtor Max posted a video of a flat in Kyiv's Pozniaky district on Threads: a 68-second walkthrough shot on a phone, with the listing text underneath. A walkthrough like that shows the rooms but does not sell the flat. We shot nothing extra: from the same footage we built a Reel with a hook, a story and a call to action that brings in calls.

Why this Reel works

Raw footage sells nothing on its own. What sells is a Reel that gives a reason to keep watching from the first second, a story people want to watch to the end, and a clear next step for the viewer. We build every Reel, post and carousel from these three parts, so the content works for requests, not for show.

01 · Hook

The first three seconds decide whether someone keeps watching. Two hooks work at once here. Price and size in one line on screen: the viewer works out the price per metre and is already involved.

In the same second the voice promises a view over half the district and a deal with no fee. Curiosity and benefit together: people stay to see that view.

02 · Storytelling

A tour with a climax, not a walk through rooms

  1. Promise. a view over half the district and no fee
  2. Entry. «Let's go in»: the viewer walks alongside instead of watching from outside
  3. Build-up. a bright room, furniture, air conditioning
  4. Climax. the balcony: «this is why it's worth coming here», 14th floor and a view to the horizon
  5. Details for the decision. kitchen, bathroom, metro, parking
  6. Terms and action. price, cash only, phone number

We keep the promise from the first sentence, but only halfway through the Reel. The viewer waits for the view, so they watch the rooms instead of scrolling on. Every sentence sits on its own shot, so words and picture never contradict each other.

03 · Call to action

A call to action that filters out time-wasters

«Cash sale only and no agent's fee, phone number on screen»

The ending repeats the price and states the condition right away: cash only. That is deliberate. A realtor does not need a hundred calls from people looking for a mortgage. The ones who call are the ones the terms suit.

The phone number is on screen at the exact moment the call to action is spoken, so nobody has to look for it in the caption. There is not a single extra step between wanting and calling.

What we did

  1. Picked the shots.From 68 seconds we kept the best: the window view, the room, the balcony, the kitchen and the bathroom. We cut the shot where the person filming shows up in the mirror.
  2. Wrote the script.A short story of the flat: where to start, what to show, how to finish. Every sentence sits on its own room: we talk about the kitchen, the kitchen is on screen.
  3. Added a voice-over.A voice instead of footsteps, with quiet music underneath.
  4. Opened with a number.For the first three seconds the price and size are on screen, because that is what stops people.
  5. Put the facts on screen.Numbers and selling points from the listing appear as labels the moment the voice mentions them.
  6. Added subtitles and an ending.Subtitles at the bottom, and at the end the price, «cash only, no fee» and the phone number.

What we needed from Max

Nothing new. The video and listing text he had already posted himself.
